When you decide to sell your house, you have a number of choices to make. The first one is “Do I sell it myself or do I use an Agent?”

This option is becoming more common. The benefits can sometimes outweigh the disadvantages.
Advantages
The major reason people sell their home themselves is to save the commission that would normally be paid to an Agent. This commission varies in Australia and around the world, and a figure of around 2.5% to 3.5% and up to 6 or 7% of the selling price is normal. Disadvantages
The disadvantages of selling your home yourself, include:
Not getting the best price
It takes time to effectively market and sell your home, time that you may not have
You need to do a lot of research to establish your selling price.
A lot of people aren't comfortable with negotiations, particularly when it's their own home
Keeping track of prospective buyers can also be time consuming
You will get a lot of calls by Real Estate Agents who will see you as a prime target!
Using an Agent
You have a choice of listing exclusively with one agency (for sale at market or by auction) or listing as an open/general listing with a number of agents.
Listing with one Agent
When you list with one Agent, you will receive their full attention. They want to sell your house and get paid, like any other professional! The services you will receive from your Agent should include:
Documented research to assist with accurate pricing
Security – only one agent has a key and access to your house is therefore controlled
Comprehensive feedback, market reports and reviews
Only one sign on the property
Customised marketing system
Screening and qualification of buyers
Quality offers through professional negotiations
Coordination of buyers to achieve best possible price
Computer matching of buyers to properties.
Open Listing with many Agents
The main difficulty with this option is that because no Agent has complete control, the Agents feel that they may do a lot of work, only to be beaten to the punch by another Agent. The natural tendency is to treat your sale as a low priority.
Pricing may not be researched comprehensively
Many keys = lack of security and control
Communication of feedback may not be as complete as you would like
Lack of agent commitment
Agents will feel that they are representing the buyer and their aim will be to achieve a quick sale, before another Agent sells your home
Many signs on your property, indicating a panic or forced sale to buyers
Buyers who conclude that you are in desperate straits will make ridiculous offers
It may take longer to sell your home
Lack of marketing
No one coordinating all buyers so you may accept an offer unaware of a higher one coming
